Shenzhen Bay has emerged as one of China’s most compelling urban districts – a dynamic waterfront destination where world-class architecture, culture, commerce, and community converge. With its rich mix of programs spanning work, living, retail, and entertainment, Shenzhen Bay presents a bold new model for 21st century urban living.

This walking tour will explore three landmark projects that define the district’s identity and ambition. At its cultural heart, Shenzhen Bay Culture Park by MAD Architects reimagines the civic landscape as a living, three-dimensional entity – an open-air amphitheater, exhibition space, and urban green corridor – all in one. Adjacent to this, Shenzhen Bay MixC Mall Phase 2, by Oval Partnership, delivers a next-generation retail and lifestyle experience, seamlessly connecting commerce with the public realm. Completing the ensemble, The Wave, by KPF, serves as the connective keystone of the China Resources Land masterplan – a low-rise cultural and retail pavilion that weaves together the district’s green belt, waterfront, and urban axes.

Together, these projects illustrate how thoughtful, design-led placemaking has transformed a waterfront district into a thriving, multi-layered community – one that is as much about people as it is about architecture.

On this exclusive tour, representatives from China Resources Land (CRLand), MAD Architects, Oval Partnership, and KPF will share firsthand insights into the design vision and development process behind this remarkable district.

About the Speakers

Ethan Yao
Deputy General Manager, Design Management, China Resources Land (CRLand)

Ethan Yao has more than 15 years of experience in the real estate industry, spanning design management, project management, and operations. He currently serves as Deputy General Manager of the Design Management Department at CRLand, where he oversees retail, office, and hotel projects, as well as design innovation initiatives across Greater China.

Prior to joining CRLand, Ethan spent six years at Mapletree (a Temasek Group company) as Senior Associate Director, where he played a key role in the design management of the company’s largest investment in China — a USD $920 million, 500,000 square-meter mixed-use complex.

Ethan holds a degree from The Bartlett School of Architecture, University College London (UCL).  After graduation, he spent three years working in the UK contributing to large-scale projects spanning commercial complexes, hotels, offices, and high-end residential developments in the UK and internationally.

Zhang Chao
Project Director, MAD

Zhang Chao is the youngest Project Director at MAD Architects where she was responsible for the management of the Shenzhen Bay Culture Park (SBCP).

A dedicated advocate for high-quality design, Zhang is known for her ability to uphold architectural integrity and aesthetic ambition while ensuring precision in project execution. She has exceptional capabilities in client communication, team leadership, and consultant coordination, with a portfolio that spans several of the firm’s most iconic projects, including SBCP, large scale urban planning in the Greater Bay Area, Yiwu Grand Theater, Bangkok, and the Taizhou Grand Theater.

Sada Lam
Senior Director, Oval Partnership

Sada Lam has substantial experience in development strategies for numerous award- winning large scale projects at both the domestic and international levels. He is particularly renowned for his ability at handling the intricate complexities of Taikoo Li Sanlitun, Beijing, and for its successful delivery.

Sada has an unrivalled track record in the analysis and understanding of challenging urban issues, including socio-economics, stakeholder dynamics, innovation, heritage and culture, all of which contribute to creating sustainable and vibrant communities with a compelling sense of place.

Sada studied architecture at the Chinese University of Hong Kong and at the University of Cambridge. He is the director-in-charge of Taikoo Li Sanlitun, Beijing, and of the Zhang Yuan urban regeneration project in Shanghai, for Swire Properties. Similarly, he led the design and execution of more than 20 large scale mixed-use and TOD projects in the region, including regeneration of the Shanghai Jinling Lu development. He taught at the Chinese University of Hong Kong in 2002/2003 and was Assistant Professor at the University of Hong Kong Department of Architecture from 2003 to 2007.

Florence Chan
Principal, KPF

Florence Chan is an architect with extensive experience in China and the US. She serves as a Principal at the KPF Hong Kong office, which is part of the internationally acclaimed architectural practice headquartered in New York City, with projects spanning the globe. In her leadership role, Florence oversees the firm’s operations across China and the Asia Pacific region, bringing extensive expertise in the delivery of highly complex, large-scale mixed-use developments. Her portfolio of completed projects includes Victoria Dockside and Hysan Place in Hong Kong, Ping An Finance Center in Shenzhen and the Chow Tai Fook Finance Centre in Guangzhou.

Florence first received a Bachelor of Social Science (Architectural Studies) Degree, with a minor in Economics, from the Chinese University of Hong Kong, and graduated from the Harvard Graduate School of Design in 2002.  She served as President of the AIA Hong Kong Chapter in 2022 and currently sits on the Council on Vertical Urbanism (CVU) – Hong Kong Chapter.
